My job is to empower you with up to date information on the local markets, financing options, Adirondack Park Agency regulations, and local zoning and code restrictions. so you can make an informed choice. As your agent I will help you locate the property with price and terms agreeable to you; negotiate a reasonable competitive purchase price for the local market; assist with financing options; provide community and school information; educate and support you through every step of the transaction process striving for a seamless transaction.

Over the years I have cultivated relationships with mortgage brokers, other real estate brokers and agents, surveyors, Adirondack Park Agency staff, attorneys, engineers, and the local code enforcers. These relationships ensure a smooth process through to closing. I am an advocate of responsible development and have experience in obtaining APA permits.

Financing: I require getting pre-approved by your selected lender before starting your search. This is different from a pre-qualification. Pre-approval means you have applied for a mortgage, an analysis of your credit report is completed, the lender has reviewed your income and the lender has approved you for a loan up to a certain amount. This tells the seller you are serious and in a hot market puts you at an advantage over competing bidders. After a contract is in place, the final step to a mortgage is a commitment letter from the bank. The bank generates this letter after they have approved the property based on appraisal, inspection and title search). The closing follows shortly after the buyer receives the commitment letter from the lender.
